(Quick Tips to Get Top Dollar in a Transitioning Economy)
#1 - Pricing, Pricing, and Oh! Did I mention, Pricing
Establishing a competitive list price for your home is key regardless of the real estate climate. In today’s transitioning market, not only is it key, but it is absolutely essential if you want to sell your home in a reasonable amount of time. Everyone has heard the expression, “you never get a second chance to make a first impression”. This holds equally true when you list your home. We basically have a week to capture the excitement of a new listing. Price it well and agents will be pumped to show their buyers a great deal. If you price it high, you will be deemed “overpriced” and sent to price reduction, low-ball offer purgatory. At the end of the day, you stand to make more money off of the sale if you price it correctly initially.
#2 - A Little Nip/Tuck on Your Homes Goes a Long Way
Just like any rich kid trying to look their best, most seller’s homes need a little “botox” to keep it looking fresh and ready to face the public! By doing such simple things as a fresh paint job (side note - please use a neutral color - I know you love “Hello Kitty” chic, but the next up & coming rap star who may be interested in purchasing your condo is going to be immediately turned off) and a deep cleaning, you instantly raise the showability of your home!
#3 - No Smoking/No Parties
If you live in a place where Amy Winehouse would feel right at home, than we have a big problem! I understand that your home would be the perfect place to have a post Foxtail after party, but please reconsider! In this market, we need to make sure that your pad is show ready at a moments notice! I also beg of you to please not smoke indoors! Places that smell like cigarettes are one of the biggest deal breakers for buyers. Even if they know that this can be changed, it’s hard very hard for them to get past!
#4 - No Clutter/No Knickknacks
I know I am starting to sound like a broken record, but if you want to sell your home than it needs to be an environment that a buyer can envision themselves living in. Please keep your personal photos, knickknacks, etc to a minimum so that the space has a neutral feel to it. As sentimental as that hand blown glass bong is, it does not belong on the coffee table!
#5 - Be Open to Being Open
Tuesday Broker’s Caravan (every Tuesday from 11am-2pm local agents preview all new properties for their clients) and Sunday Open Houses (open to the public from 1pm-4pm in the winter and 2pm-5pm in the summer) are the best ways to make your property known to prospective buyers/agents. It is essential that we hold open houses at least twice a month and that we are available for private showings with 24 hour notice.
